-- Home stager Barbara Cooper-Corcoran believes small homes should be staged to increase the chances of a quick sale.

She estimates that staged homes command $15,000 to $20,000 more than they would have without the makeover. According to Cooper-Corcoran, homeowners should use neutral colors for carpeting and walls to make rooms look more spacious. Getting rid of clutter and keeping a small amount of furniture in the home can also be useful. Cooper-Corcoran also recommends replacing door handles, cabinet hardware, and bathroom faucets to jazz up the place without spending too much money.

• Need arises for more rental units in Lake City
In a rapidly growing town where rentals are in high demand, people are beginning to search for solutions. Many renters and property owners say that as Lake City develops, more apartments need to be built.“Lake City is growing so fast that we've got to (build more rental units),” said Al Milton, member of the Columbia County Builders' Association.Some local landlords and builders say there may not be many new rental units being built because the city is “at capacity” on its sewage system.
