Village Square officially open with the Ribbon
Cutting, 8-25-05. Moe's, Moontime, Lamplighter Shoppe, Diamond
Nails, Sweet Dream Lingerie are now open in building # 1. Sassys is
coming soon. Village Square is
located 1 block West of the Super Walmart on Hwy 90, near I-75 in
Lake City, FL.

- Ellianos Coffee
Company (www.ellianos.com) has
officially opened its Hwy 90 west location in Village Square in Lake
City. The location is at 2915 W US Hwy 90, Lake City, FL 32055 which
is an outparcel at the new Village
Square center. The ribbon cutting with the Lake City Chamber (http://www.lakecitychamber.com/)
was conducted on July 18th, 2005 with officials from the Chamber of
Commerce, the Mayor of Lake City, & other prominent business men &
women from the Lake City community. Attendees enjoyed free coffee,
coffee drinks, & smoothies.

"First stage of new
retail center slated for June completion"

The next major development on U.S. 90 West is nearing completion and
will provide not only a new restaurant, but more opportunity for
businesses seeking a high-traffic, high-visibility locale.
The new, two-building retail center known as Village Square has seen
marked progress in recent weeks and is scheduled to have its first
tenants operating by June, said Charlie Sparks, a local real estate
broker whose Westfield Group development partnership with Scott Stewart
is responsible for the project. It is located between Applebeeıs and
Waffle House on the north side of U.S. 90 West.
³We are real proud of that,² Sparks said. ³I think the whole community
will be proud of it. Itıs going to be a good looking center.²
This week, construction crews worked on both the site and the building
itself, installing new sidewalks after creating a new entrance to the
site off U.S. 90 and erecting the steel structure of the center.
³We should be delivering space in the first building by the first of
June and we are, at this point in time, we are I think about 75 percent
(occupancy) in building one and we are working on a national tenant for
building two,² Sparks said.
He wouldnıt identify the national tenant he is hoping to bring to the
center, but did say it would be a national retailer of videos, software
and video games.
Businesses of note already committed to the first building in Village
Square include Moeıs Southwest Grill and Moon Time Custard and Cream,
which already has a location in Campbell Station, another Westfield
Group development off Baya Drive.
Sparks said the much-anticipated Moeıs is scheduled to be operating in
early June.
In the first building he said there will also be Lamplighter, which is
moving from Westfield Square and a nail salon. He said he is also
negotiating a possible lease with an upscale retailer of lingerie,
evening wear and sleepwear.
³We are getting a lot of interest,² Sparks said. ³We are getting calls
all of the time with people asking about space. Itıs a premier location
for a retailer who needs something as high-traffic as anything in town.²
He said accessing the center shouldnıt be a problem for customers and
doesnıt predict it will negatively affect traffic flow on U.S. 90.
Sparks noted that not only is there an entrance and exit off U.S. 90,
there will also be access from Applebeeıs parking lot and in the rear of
the development with an access road connecting to Real Road.
He said parking is also not expected to be a problem as there should be
about 200 spaces available. The parking lot will also have an Ellianos
drive-thru, similar to the one off South Main Boulevard.
Sparks said construction on Village Squareıs second building will begin
³pretty quick² and hopes to be delivering space those tenants by
September.
With much of the land along U.S. 90 West near Interstate 75 already
developed, he said there are few large tracts left for development.
However, Sparks said there are existing, older buildings that could be
torn down to make way for more modern, updated developments in the area.
But he said there is still space for development on roads connecting up
to U.S. 90 West, such as Real Road, Bascom Norris Drive and Commerce
Boulevard, where Sparks recently cleared a site of about 35 acres to
make it more attractive to potential businesses.
³We are still in the vision process on that,² he said. ³To us, thatıs a
great location for a hotel, restaurant, cars dealer or office parks.²

Village Square Center, Building #
1 update. The village
square center on Hwy 90, in lake City, FL is well under way. This center
has been in the "works" for over a year & is now starting to take form.
The 1st building will be a just over 12,000 sq ft for upscale retail,
restaurants, & office locations. Moe's Southwest Grill (http://www.moes.com/), a southwest
style restaurant; Moontime Custards & Cream, a quality icecream &
custards store; Lampligter, a lighting & lamp supply and giftstore;
and Diamond Nails, a nail salon; have already pre-leased space. An
